Business Tourism – Redundant Agricultural Building Conversion

Wellesley Park Farm. Wells, Somerset

The Langdon Partnership project managed this proposal working closely with clients, specialists and the local authority. A strong argument was developed following effective research for the best planning approach.  This was well supported with the appointed architects (Wright Associates) and tested by consulting with highways, planning officers and councillors. The challenge was to get permission for high quality tourism accommodation with 11 month occupancy permission to cater for the business executive market whilst persuading the planners that residential occupation was not being established. A carefully planned approach using the latest policies together with some sensitive negotiation won the day. This will be an exemplar development not seen anywhere else in the county.

HGV Vehicle Depot – Surplus land re-use

Quarry Way, Waterlip, Shepton Mallet.

Land surplus to the occupying engineering company has been developed into a commercial vehicle depot at a location that is in the countryside but has a history of commercial use. The owner of the site focussed and busy on running his own large business asked The Langdon Partnership to project manage the planning application, elements of the construction and the negotiations to get the lease to a third party signed. The work coordinated the plethora of specialists required including ground engineering surveyors, wildlife specialists, acoustic consultants, planning lawyers, architects and solicitors to ensure that planning permission was granted in the face of strong local opposition, the building constructed and the lease signed.

Agricultural Barn – Change of use to venue hire

Middle Coombe Farm, Nr Uplowman, Devon

The renovation of the listed building had been achieved already when The Langdon Partnership was asked to support the client in their objective to hire this fabulous old cider barn out for weddings and small conferences. The location is in the heart of the Devon countryside and the local authority was minded to refuse on the basis of increased traffic and impact on the local environment. A strong technical planning case was built through solid research of planning policies. This was backed up with carefully planned councillor support and a very proactive stimulation of letters of support to the point where although the planning officer wanted to refuse he was left with no option but to approve!
